When to Do It: Maintenance should be done at least once a year. A second visit should be scheduled as needed. The number of visits can be determined by the roof’s age, warranty, previous maintenance, contractor feedback, and geographic location of the building. For example: if trees surround the building, the roof will accumulate more leaves and require more maintenance/cleanup.

Planning: If the association chooses only one service, it should be done in the fall to ensure that gutters and downspouts are clear to prevent ice damming. Warn top floor units that could be disturbed by the noise of the crew walking above.

Access: Roof access can be tricky depending on the building’s design. Ensure the crew will know how to reach the roof. Warn them if they need to bring a ladder.

Warranty: Annual roof maintenance is a requirement of most roof replacement warranties. Sometimes a specific vendor is required. Read the warranty carefully and adhere to the requirements to keep your warranty valid.

Budget: The best way to ensure maintenance occurs each year is to budget properly in advance. Always add maintenance to your upcoming budget.

Planning for Problems: Weather may prevent the maintenance from being accomplished as scheduled. Ensure they know specific leaking areas so they are not missed.

The roofer should provide a detailed report of work performed and photos.

Anchors might be located on your roof for work performed with a swing stage. OSHA requires an annual inspection of the anchors. This will not be included in the inspection.
